The UMBS (Uniform Mortgage Backed Securities) are pass through securities, each representing an undivided interest in a pool of residential mortgages. UMBS are backed by fully amortizing mortgages and pay on a 55-day delay schedule. Freddie Mac guarantees the timely payment of interest and scheduled principal on all UMBS issued by Freddie Mac.
This is an inverse relationship. If the figures goes up, then the rates go down, and vice versa.
S&P 500 Index
The S&P 500, or simply the S&P, is a stock market index that measures the value of the stocks of the 500 largest corporations by market capitalization listed on the New York Stock Exchange or Nasdaq Composite.
10Y UST
10Y UST (10-year Treasury Note) is marketable U.S. government debt security with a fixed interest rate and a maturity of 10 years. A 10-year Treasury Note pays interest at a fixed rate once every six months and pays the face value to the holder at maturity. An advantage of investing in 10-year Treasury notes and other federal government securities is that the interest payments are exempt from state and local income taxes. However, they are still taxable at the federal level.
This is a great report to show clients/borrowers. The 10Y UST moves in the same direction as rates. If the 10Y UST goes down, the rates go down. If the 10Y UST goes up, the rates go up.
