Referral Fees are payments made to the referring individual who could not process the loan themselves due to licensing and restrictions.
They are paid to a person who is referring this loan to someone else. This referring individual is either a Loan Officer or a non-sales employee.
Referral Fee is capped at 50bps.
Referral Situations
Use of the referral desk due to a transition and an out-of-state license.
Use of a different branch or Loan Officer within their own branch due to a transition and an out-of-state license.
A loan referral from a non-sales employee.
Referral Fee Payments to Each Referral Situation
When you use the referral desk to close a loan from a transitioning branch and/or transitioning Loan Officer, or an out-of-state licensed Loan Officer, the referral fee is paid to the original Loan Officer of the loan. This person is assigned to the Inside Referral field in Encompass. The Lead Source of the loan must be listed as an Internal Referral, and payment must be supported by the referral agreement that is stated either on the LO Addendum A, PAF, PAN or the Offer Letter.
Use of other branch or LO within their own branch due to a transitioning branch/transitional Loan Officer or out-of-state licensed Loan Officer - Referral fee is paid to the original Loan Officer of the loan, who is assigned in the Inside Referral field in Encompass. Lead source of the loan must be Internal Referral. Payment must be supported by a referral agreement that is stated either on an LO Addendum A, PAF, PAN or offer letter.
Loan referral of non-sales employee or any employee who does not have a referral agreement. The referral fee is paid as a loan referral bonus. The employee does not have to be assigned as the Inside Referral in Encompass. The lead source of the loan does not have to be Internal Referral.
