Pipeline Overview

The Pipeline is the starting point for viewing key loan information and initiating tasks for loans in Encompass. It can help you quickly see the statuses of your loans and how fast it is moving along the loan application process. 

From the Pipeline, you can carry out the following activities:
  1. View high-level loan details
  2. Search and open loans
  3. Extend Locks
  4. Request Lender Credit
  5. Access Loan Workbench

Why is loan pipeline management so critical?
Managing ones pipeline can help reduces the “fire drills” and rush requests. This gives Operations a priority list for each day and helps Secondary and Closing know what is closing soon. 

Note: If you are Branch, Division or Regional Manager, you are able to see your employee's pipeline. 




Pipeline Tabs



Pipeline
View an overall summary of your active loans and their statuses. Typically, users will sort their pipeline by the estimated funded date. The processor is the one who "manages" the pipeline to ensure loans close on time. 

Prospect 
View AFN leads on borrowers who are interested in purchasing a home or refinancing their home. The lead was entered in Encompass and will display for your reference in the Prospect tab of Command Center.  

Closed
Access all your funded loans from Encompass in one view. 

Canceled
View all other loan applications that did not get funded: 
  1. Application Withdrawn
  2. File Closed for Incompleteness
  3. Application Denied
  4. Application Approved but Not Accepted

Pipeline Views

Narrow down your loan list by using the different pipeline views. 

  1. Compliance: Displays loans with open compliance conditions and an estimated close date within 7 days. 
  2. Open PTDs after review: Displays loans with open PTDs after there has been at lease 1 PTD submission. 
  3. App taken not back: Active loans where no program has been assigned yet. 
  4. Late Closing: Lists any loan where the contact COE (Certificate of Eligibility) date is before the estimated closing date or is within 7 days and not cleared to close yet. 
  5. Estimated Close: Displays active loans with an estimated close date that is within 7 days, and loans with estimated close dates in the past. 
  6. Expiring Locks: Lists any loans with locks expiring in the next 3 days. 
  7. Unlocked: Displays all loans that have never been locked or have an expired lock. 
  8. Origination: Lists loans that are in any stage prior to processing. 
  9. Processing: Lists loans that have been sent to processing, but not submitted to Underwriting yet. 
  10. Underwriting: Displays loans that are: submitted, suspended, approved and not yet clear to close. 
  11. Closing: Loans that are clear to close through the docs review. 

Sort, Filter and Search

Users can sort information in ascending and descending order by clicking on the sorting icon on any column in the pipeline tabs.



Filter and search on any column header in the pipeline tabs. Enter the search criteria and a list will populate if the item is in the Command Center/Encompass Database. 



Pipeline Actions

The pipeline provides quick tasks for users to complete. These actions help eliminate the email-to-email communication and provide a quicker way for users to Extend Locks and Request Lender Credit in the pipeline view. Click on the ellipses to perform such actions.
